Two Top CENTURY 21 Canada Brokerages Form Ownership Group

April 2025, Toronto, Ontario– CENTURY 21 Leading Edge Realty Inc. and CENTURY 21 Atria Realty have officially announced that both brokerages will operate under a shared ownership group, marking a new chapter for over 1,400 agents within the legacy Canadian real estate brand.

Both brokerages, which operate under the CENTURY 21 Canada brand, will now be headed by Paul Baron and Tasis Giannoukakis (from Leading Edge) and Stephen Chow (from Atria). “When I first started CENTURY 21 Atria, I looked for advice from established brokers,” explains Stephen Chow of the first time he met his future leadership partners. “They explained so much about the industry and even though we were a small company at the time, I realized that they embraced challenges and competition, and they had the foresight to see what we could become.”

“When I first met Paul, I saw a like-mindedness. Partnerships come from shared goals and vision, and our ships were travelling in the same direction,” says Tasis Giannoukakis. “And then years later as we got to know Stephen, there was a similar feeling of having the same vision for what we wanted our businesses to grow into.”

Though the brokerages will operate under shared ownership, neither will undergo any external branding changes, and agents will not notice any major changes in day-to-day operations. Both will remain under their respective names and agents will continue working with their respective management teams.

Paul Baron recognizes that no matter how big C21 Leading Edge gets, there are always growth opportunities to find. “When you take on the role of running a business with partners, you realize that you don’t just accomplish three times the work, you’re able to do ten times. Success will eventually plateau, so it’s important to find partners who will be able to work with you.”

The agents of both brokerages will feel the benefits of this new partnership, assures Stephen. “With the market being challenging, we have to provide more opportunities for agents to get the upper hand. We both have a lot of different strengths, different things we can provide and great management teams, and we look forward to the future for our agents.”

“Stephen brings strengths to the table that we don’t have and vice-versa, and that’s what excited us about this,” adds Tasis. “Ultimately, this is a win-win for both companies and for all of the agents.”

The owners acknowledge that this change has been in the works through the many changes that the Canadian real estate industry has seen over the last few years. “When you look at the massive amount of change in the real estate industry, Canada is in a great position,” explains Paul. “The companies who are in a great position to make headway have strength in numbers and can provide what agents need to get ahead. I’ve been in the business for forty years and the brokerages that are going to make hay in the coming years will strive to provide a whole new level of service to agents.”

CENTURY 21 Canada President & CEO Martin Charlwood was on stage for the public announcement last week. “These two franchises have consistently demonstrated an ability to thrive in a competitive environment,” he said to the gathered agents. “Yet they didn’t stop with their current success and recognized that the best way to honor their agents’ trust and loyalty was to find new ways to grow and deliver the best service to them.

We may not know what the coming months will hold for the real estate industry here in Canada, but these are leaders who are experienced, careful, and will always keep the best interests of their agents in mind, and we wish them success as they kick off this new venture together.”

Staff at both brokerages were informed separately last week before a Spring kick-off event on April 3 formally announced the change publicly. Both brokerages are coming off banner years within the global C21 system – each had offices rank in the Global Top 21 of all offices in the world, with Atria receiving the distinction of the number one office worldwide.

Nelson Goulart Launches CENTURY 21 Signature Service, Bringing Innovation and Unmatched Support to Agents

Mississauga, ON – March 2025 – CENTURY 21 Canada is excited to welcome a new brokerage to its renowned network: CENTURY 21 Signature Service. Led by seasoned industry leader Nelson Goulart and his wife Maria Goulart, the transition to the Canadian-owned legacy brand marks a new chapter for his career, one that he hopes will continue a path of success not just for himself, but for his agents as well.

“When we were looking at making a change in Canada, we carefully evaluated all the top brands, and CENTURY 21 Canada stood out,” said Nelson Goulart, Broker Owner of CENTURY 21 Signature Service. “The technology, the support, and the reputation of the brand align perfectly with our vision. The seamless onboarding process exceeded all our expectations, making it clear that this was the right move for us.” His interest in C21 was piqued back in 2018 after seeing the strong rebrand of the iconic brand.

With more than 35 years of real estate experience, Goulart has built a reputation as a forward-thinking broker, mentor, and leader. Well respected and regarded in the industry. Having started his career in 1989 as a sales representative, Nelson has held multiple leadership roles, including manager, broker owner, corporate management, before returning to what he enjoys, working with agents as a broker owner.  His decision to join CENTURY 21 was fueled by the brand’s cutting-edge technology, strong culture, and commitment to agent success.

Joining him in this new venture is his wife, Maria Goulart, an accomplished real estate professional and top-producing agent. Together, Nelson and Maria have cultivated a brokerage culture that prioritizes agent growth and development with hands-on mentorship, ensuring every team member has the resources to thrive in an ever-changing market.

The brokerage cited C21 Canada’s impressive technology stack as a big part of their decision, with its ease of use setting it apart from competitors. “The centralized system makes it so intuitive for agents to use, allowing the company to onboard agents quickly and efficiently to hit the ground running. Its functionality is easy to integrate, clean and smooth with featuring customized Canadian content. It was what agents really need when working in the field.”

Nelson has worked with agents of all levels, from newcomers to the industry to seasoned vets through every kind of market cycle, and this new partnership has allowed him to expand his offerings. “C21 Canada has all the tools, systems and leadership training, but that’s only one part of it,” he explains. “Our agents have to be able to execute on those systems and then that’s where accountability enters the picture. We want them to know that we have an open-door policy, and we’re ready to answer any questions they have.”

The Goularts are now looking to the future of their brokerage growth and development, especially as the Mississauga market undergoes significant shifts. The benefit of decades of industry experience means that they’ve seen it all before and they’re ready to arm their agents with the knowledge they need to thrive. “In times of change, you either buckle under pressure or position yourself for growth,” Nelson said.

“Nelson and Maria’s vision for their agents aligns perfectly with what we hope to achieve with our brokers,” says Todd Shyiak, Executive Vice President of CENTURY 21 Canada. “The way they support their agents is at the heart of our brand ethos, and it’s what we are proud to provide to every owner in our system –  personal support that draws on our five decades of experience in the Canadian real estate industry. We’ll always be curating the best tools and tech on the market, but ultimately we know this is a ‘people-business’ first, and our people are the best in the industry.”

With a strong foundation, an unwavering commitment to innovation, and the backing of one of the most recognized brands in real estate, CENTURY 21 Signature Service is poised to redefine what it means to support and empower agents in today’s competitive market.

They require less work

They require less work

It’s not just the weekly mowing that you can say goodbye to! Native plants use less fertilizer as they’re innately suited for the soil in your garden, and they’re made for the climate. Native grasses are better resistant to drought and disease, and all this adds up to less money spent on upkeep.

They’re better for the environment

They’re better for the environment

Native gardens are far more efficient at using water than non-native plants, and this conservation can be very necessary during dry summers. No more gas-powered mowers mean fewer carbon emissions, and having to do away with pesticides and fertilizers will benefit not only the environment, but any pets or wildlife that may be near your property.

You have some options on what kind of garden you want to create

Just because you’re letting nature run its course doesn’t mean you don’t get to curate a beautiful garden to be proud of! Do your research on what kind of garden you’d like to have – certain native plants can create a sustainable habitat for butterflies. You might focus on plants that provide habitat for wildlife. Or you could choose plants that focus on conserving water, giving you less work in the long run.
